Springfield Housing Eras and What Door Actually Fits

Springfield has roughly 140 years of housing stock and the garage changes completely across it. Knowing which era you are in tells you most of what the job will involve.

Pre-1940 - Rountree, Midtown, West Central, Grant Beach

Detached, rear or alley access, single width, frequently seven or eight feet wide and under seven feet tall. Non-stock sizes are normal rather than exceptional. Original wood jambs have moved, and the framing behind the trim is rarely what a modern track expects.

1945 to 1960 - Oak Grove, Doling, parts of Delaware

The attached garage arrives, mostly single width and shallow. Framing is light by modern standards and headers are often undersized for anything heavier than the original single-skin steel door.

1960 to 1980 - Brentwood, Southern Hills, Bradford Park

Two-car attached becomes standard and sixteen-foot openings are the norm. Slabs in this cohort have had decades to settle over limestone, so out-of-plumb track is the recurring finding rather than anything wrong with the door itself.

1980 to 2000 - south and east Springfield

Builder-grade steel doors on builder-grade springs, installed across whole subdivisions in the same two or three years. This is the cohort reaching end of life together, which is why one street can produce four calls in a season.

2000 onward - Rivercut, south-west Springfield, Galloway infill

Wider openings, insulated and heavier doors, openers specified for the door as built. Failures here are electronic far more often than mechanical.
